General Manager of Facilities (Regina & Moose Jaw)

The General Manager of Facilities oversees all aspects of building functions and guarantees the safety and functionality of all facilities within Regina and Moose Jaw. This includes being accountable for total preventative maintenance cycles such as managing infrastructure repairs, breakdowns of aquatics systems, boiler equipment, corresponding with contractors, planning maintenance work, maintaining records, and janitorial work. This role is well-versed in facilities management processes and exhibits high multitasking and organizational abilities.

This role provides the lead maintenance function by providing both a pro-active and reactive multi-skilled maintenance service on all operational equipment and facilities infrastructure. Responsible for planning, scheduling and overseeing the adherence and timely completion of work carried out. The General Manager role is responsible for increasing all site operational effectiveness, improving project delivery, reducing equipment downtime or otherwise disruptive maintenance issues, as well as managing and implementing improvement plans.

Responsibilities:

  • Effectively delegate any maintenance issues to be resolved on each shift and small projects to the right skills in the team, planning and managing effective works.
  •  Develop and adhere to daily, weekly, monthly, quarterly and annual checks to ensure smooth operation of site.
  •  Key decision maker in employee shift scheduling.
  • Develop a preventative maintenance schedule and ensure full preventative maintenance plans are carried out and lead the team to deliver effectively.
  •  Schedule both internal and external work(s) maximizing planned down time and reducing unplanned downtime
  • Manage the team to ensure equipment or machine availability, reactively managing dysfunctional equipment.
  • Optimize equipment according to standard procedure, enhancing performance and product quality, ensuring the achievement of all maintenance requirements.
  • Ensure routine calibration and maintenance requirements of Aquatics and Boiler Systems.
  • Ensure that designated buildings, plant and facilities are fit for purpose and to provide proactive support/solutions when required
  • Develop clear accountability for maintenance material spend combined with a strategy to manage expenditure.
  • Full cycle management of third-party contractors through three (3) quote vender tendering processes to ensure fiscal responsibility, legal, and health and safety compliance.
  • Ensure that the function operates in accordance with any health, safety and environmental policies and procedures to ensure the safety and well-being of members, volunteers and employees.
  • Attend various meetings and action/communicate instructions.
  • Perform root cause analysis and resolve problems.
  • Identify and deploy the technical skill sets, resource levels and systems to deliver projects, including the engagement of external resources as required.
  • Stay current and up to date on any changes that may affect the supply and demand of needed products and materials and advise others of any impact.
  • Conduct risk assessments of processes and tasks in the department.
  • Manage, coach and develop a high performing team including Building Operators, Facilities Maintenance and Janitorial staff that meets and exceeds agreed upon objectives and deliver best practice results, added value and continuous improvements.
  • Set department objectives and review and assess ongoing performance of direct reports.
  • Report on achievement of targets and identify any actions required.
  • Consistently promote high standards through personal example and roll out through the team so that each member of the team understands the standards and behaviours expected of them.
  • Manage and lead the department, ensuring adequate staffing levels.
  • Monitor the completion of tasks and ensure good performance and record on appropriate systems
  • Review, implement and update company records e.g. training matrices, performance reviews, risk assessments.
  • Input and hold responsibility for maintenance budgets.
  • Approve Time and Attendance for direct reports.
  • In collaboration with the CFO and CEO, prepare the annual Facilities & Assets budget and forecasts and all Capital Expenditures as well as ensuring compliance with legal standards.
  • Manage the budget from identification to completion of projects.

Requirements:

  • 5-10 years of advanced experience in Facilities and Asset roles
  • Basic computer skills (e.g., MS Outlook, MS Word, MS Excel, Internet) to respond to emails, conduct research, and read and create reports, procedures and policies.
  • Interpersonal and communication skills to work and relate with/to all team members at various organizational levels.
  • Organizational and time and priority management skills.
  • Sound judgement and decision-making skills to make department and HR management decisions.
  • Team building and motivational skills to maintain and achieve appropriate productivity and job satisfaction levels.
  • Basic project management skills to manage building or departmental project schedule(s).

Female Facility Maintenance (Term – Up to One Year)

We are currently looking for one female facility maintenance staff to work within our female locker rooms. This is a one (1) year term position working Saturdays and Sundays – approximately 16 hours per week.

This is a physically challenging position which includes the use of various chemicals, ladders, bending, standing, and lifting as regular parts of the job. You will be maintaining a high level of cleanliness for all facility areas in the health, fitness, aquatic and office spaces. This includes mopping, dusting, scrubbing floors & walls, maintaining washrooms and showers. Conducting pool water tests and maintaining aquatic safety standards for all bodies of water is also required. You will also ensure that YMCA property and equipment is well maintained and advise service specialists of any deficiencies that cannot be resolved in-house.

A criminal record check prior to first day of work and dated within three months of hire is required. Candidates with valid first aid/CPR C and a Saskatchewan Pool Operators certificate will be prioritized, however training will be provided to the right candidate.

Building Maintenance Operator – MOOSE JAW

We are looking for a skilled Building Maintenance Operator to provide general maintenance at our various locations throughout the city. You will be responsible for performing general building upkeep and applying basic fixes to equipment and building systems, and ensuring the buildings remain functional. Some of the main responsibilities of this role involve responding to maintenance requests, performing general regular maintenance duties, and ensuring virtually all areas of the building, including the flooring, ceiling, lighting, walls, HVAC and plumbing are in good working order.

Roles & Responsibilities:

  • Conduct regular inspections to identify and address maintenance issues promptly.
  • Perform basic repairs on electrical, plumbing, and HVAC systems.
  • Inspect and maintain building structures, including doors, windows, and floors.
  • Undertake simple carpentry projects such as building, repairing, and/or installing structures and furniture.
  • Ensure the proper use of hand and power tools for woodworking tasks.
  • Apply paint, varnish, and other finishes to surfaces using appropriate techniques.
  • Repair and touch up painted surfaces as needed.
  • Patch and install drywall as needed.
  • Troubleshoot and repair plumbing issues, including leaks and clogs.
  • Install or replace plumbing fixtures as necessary.
  • Address basic electrical problems, such as changing light fixtures and outlets.
  • Work collaboratively with licensed electricians for more complex electrical tasks.
  • Maintain outdoor spaces by mowing lawns, trimming hedges, and removing debris.
  • Monitor and address landscaping issues, such as irrigation and plant care.
  • Maintain and repair tools and equipment used in daily maintenance tasks.
  • Coordinate with vendors for equipment servicing and repairs.
  • Ensure that all maintenance activities adhere to safety regulations and guidelines.
  • Identify potential safety hazards and take corrective action.

Certifications Preferred:

  • Fall Safety certification.
  • Scissor Lift Operators certification.
  • Additional certifications in specific trades (e.g., plumbing, electrical) are a plus.

Job Requirements:

  • Must have valid class 5 driver’s license and have personal vehicle for transportation between locations.
  • Proven experience as a handyman or in a similar maintenance role.
  • Strong knowledge of general maintenance processes and methods.

Assistant Building Maintenance Operator – MOOSE JAW

We are looking for a skilled Assistant Building Maintenance Operator to provide day to day assistance to our Building Maintenance Operator at our various locations throughout the city. This person will be providing high-quality maintenance and repair services to our childcare centres within the city.

Roles & Responsibilities:

  • Assist the Building Maintenance Operator with various tasks such as carpentry, plumbing, electrical work, painting, and general maintenance.
  • Prepare materials and supplies needed for repair and maintenance projects.
  • Maintain cleanliness and organization of work areas and tools.
  • Follow instructions from supervisor to ensure tasks are completed efficiently and to high standards.
  • Communicate effectively with team members and clients regarding project status and any issues encountered.
  • Adhere to safety protocols and procedures at all times to prevent accidents and injuries.
  • Assist in troubleshooting and problem-solving during maintenance and repair projects.
  • Perform other duties as assigned by supervisors.

Job Requirements:

  • High school diploma or equivalent.
